The process starts with measuring, not sketching. We laser measure the existing house and build an as-built model first, because a design based on wrong dimensions fails at the framing stage, quietly and expensively. What do I get out of the design phase?

Floor plans, elevations, and 3D renderings you can walk through, plus a construction ready permit set. You see the space and understand the cost before committing to build.

Why use a design-build contractor instead of an architect and a separate builder?

Because the plans and the price come from the same company. The common failure with separate design is a beautiful set of drawings that dies in bidding because nobody costed it while it was being drawn. Our designers and builders share an office, so budget reality enters the drawing rather than ending it.

Do you produce plans a city will actually accept?

Yes. We prepare permit sets for Ventura County jurisdictions, submit them, and handle plan check corrections. Knowing what each city asks for is most of the speed advantage.

Can you design a project I build later?

Yes. Talk to us about it up front so we scope the drawing set correctly.

How long does design and permitting take in Ventura County?

Concept design through a finished permit set typically runs six to twelve weeks, depending mostly on how quickly decisions get made. Plan check adds another one to three months, varying by city and by season. Ventura runs submittals through its VenturaOPS portal, and the other cities have their own queues. We track every set weekly and turn corrections around fast, because a set sitting in a queue is a project not being built.

What determines the cost of the design phase?

The size of the drawing set. A kitchen needs a few sheets, while an addition needs structural engineering, Title 24 energy calcs, and site drawings, and a new home needs all of that plus grading and civil work. Renderings, survey work, and engineering are the main line items. We quote the design phase as a fixed scope up front, so you know the number before the first sketch.

Do I need HOA approval before the city will issue a permit?

The city does not require it, but your HOA does, and starting construction without architectural committee sign off is a good way to be asked to undo it. Most Ventura County HOAs want elevations, colors, and materials, which our drawing set already includes. We prepare the HOA package alongside the city submittal so the two approvals run in parallel instead of single file.

Does design work on additions and ADUs too?

Yes. ADUs, garage conversions, second stories, and room additions are a large share of the design work we do, and California ADU rules have changed repeatedly, so current knowledge matters.
