What is design-build versus hiring an architect and bidding?

Design-bid-build separates the drawer from the builder and discovers the price at bid day, months in. Design-build fuses them: one team, one contract, prices attached to drawings as they develop. The tradeoff is fewer competing bids; the payoff is a design that was always buildable at its number.

Do I still need an architect?

The design work still happens, inside our process, with licensed engineering where the structure demands it. For most residential remodels and additions that is exactly the right weight. How accurate are the early budget ranges?

Honest enough to steer by, wide enough to respect the unknowns, and they tighten at every design stage. By permit submittal you have a firm construction number. What you never get is a beautiful set of drawings and a first price that arrives as a shock.

Can you take over plans I already have?

Yes, after a constructability and budget review. Sometimes the set is strong and we build it. Sometimes it needs engineering, code updates or cost surgery first, and you deserve to hear that before permits, not during framing.

How long do design and permits take?
