Why did my driveway crack?
All concrete cracks; the question is where. Control joints exist to choose the location. Random cracking usually traces to base prep or tree roots, and coastal spalling with rust stains means the steel inside is corroding. We tell you which yours is and whether repair or replacement is the honest answer.
Repair or replace?
Lifted panels can often be ground flush. Isolated bad panels can be cut out and repoured. Widespread map-cracking or a failed base means replacement. New concrete never matches old perfectly, and we say that up front instead of promising an invisible patch.
How long before we can use the new driveway?
Foot traffic the next day, cars after about seven days, full design strength near twenty-eight. Cure time is chemistry. The biggest favor you can do a new slab is patience in week one.
Do you do stamped or colored concrete?
Yes: stamped, integral color, washed aggregate and smooth modern finishes. Near the coast the finish gets a sealer rated for salt exposure, with resealing on a cycle, because finish life doubles when it is actually maintained.
Do retaining walls need permits and engineering?
Beyond modest heights, yes, and always when the wall holds back a slope with something on top of it: a driveway, a structure, a neighbor. Engineering is a line item that costs far less than rebuilding a failed wall, and the city checks for it.
Can you pour a slab for an ADU?
Yes, and to the plans, because we build ADUs too. Footings, hold-downs, utility stubs and vapor barriers land where the structure needs them the first time. That is the advantage of one contractor doing the slab and the building.
Do you work with property managers and HOAs?
Regularly. Trip-hazard surveys and repairs across a property are standing work: grinding, panel replacement, documentation for the association's liability file, per-location pricing, certificates of insurance.
