Why did our last wood floor gap and cup?

Are the old boards under our carpet worth saving?
Usually more than worth it. Old-growth fir and oak refinish beautifully, outclass new material in character, and typically cost less to restore than to replace. We assess thickness and condition honestly, then show you what one sanded test patch reveals.
Is Saltillo practical or just traditional?
Both. It suits the valley's architecture, stays cool through the hot months and wears essentially forever when sealed and maintained correctly. Its real requirements are a proper substrate and periodic resealing, both manageable, and we handle each.
Can you fix the slope and squeaks before installing?
Yes, and we insist on it. Squeaks, sag and out-of-level subfloors get corrected structurally before finish flooring goes down, because no floor covering fixes what is under it. That correction is where a licensed GC earns the job.
Which floors survive vacation rental duty?
Engineered wood with robust finishes, quality tile and the better resilient products, chosen for repairability as much as toughness. Sand, luggage and turnover cleaning are the real enemies. We spec what keeps photographing well after two seasons of guests.
Do slab floors need anything special here?
Moisture testing before anything else. Winter ground moisture under valley slabs will destroy the wrong flooring from below, and the reading determines what can go down and with which membrane. Skipping that test is how floors get bought twice.
